A secondary route exists via Tijuana following Highway 1 south to Ensenada, Highway 3 east to Highway 5 and south from there to San Felipe.
The largest major metropolitan area with good airline and transportation connections is San Diego, about 4 hours drive by car north-west of San Felipe, which makes it a great real estate opportunity for our clients.

Title Insurance – These Sub-division’s ownership is committed to providing and insuring each and every lot through First American Title Insurance. They are all currently under process with First American Title for approval. Pending this, ownership/management is willing to commit itself to a legally binding document called the “Promise to Sell” contract through the Notario Publico, an attorney in Mexico with judicial powers and two witnesses. This binds a seller to release the title of a lot immediately upon completion of all stipulated requirements by both buyer and seller, as governed by Mexican real estate law, or as a U.S. company is prepared to fully insure the home and lot. First American Title usually will take six months to complete this process.
