"where there are no bad days"

Baja California, Mexico
The affordable solution to your
2nd home, retirement & investment:

Picture your dream custom home overlooking the sparkling blue Sea of Cortez. Look outside your window to see coral-colored desert mountain ranges and a landscape of a variety of rich, exotic cactuses.  Walk barefoot on silken, sandy beaches. Arise and watch the spectacular orange-hued sunrise.  When night falls, gaze in awe at the star-drenched night skies. Add the local hospitality and faces full of friendly smiles, and you have a glimpse of what living in San Felipe is all about.

SAN FELIPE... a remote desert community enjoying the benefits of a warm, dry, winter climate, and a hot summer. The Sea of Cortez is one of the world's most prolific salt-water habitats with sport fishing tours being available for avid anglers.

Located 125 miles south of the International border between Calexico, California and Mexicali, Baja California, the primary route to San Felipe is via Mexico's Federal Highway 5. A secondary route exists via Tijuana following Highway 1 south to Ensenada, Highway 3 east to Highway 5 and south from there to San Felipe.
The largest major metropolitan area with good airline and transportation connections is San Diego, about 4 hours drive by car north-west of San Felipe, which makes it a great real estate opportunity for our clients.

Title Insurance – These Sub-division’s ownership is committed to providing and insuring each and every lot through First American Title Insurance. They are all currently under process with First American Title for approval. Pending this, ownership/management is willing to commit itself to a legally binding document called the “Promise to Sell” contract through the Notario Publico, an attorney in Mexico with judicial powers and two witnesses. This binds a seller to release the title of a lot immediately upon completion of all stipulated requirements by both buyer and seller, as governed by Mexican real estate law, or as a U.S. company is prepared to fully insure the home and lot. First American Title usually will take six months to complete this process.

It is a rare to find a place with so many attributes offering great investment security and tremendous potential.  With a unique natural beauty and ecosystem, a developed infrastructure to host investments, with tremendous governmental back up and support, San Felipe, no doubt, is on the verge of a new horizon.
